House construction cost per sq ft in Hyderabad
At Hyderabad's prices on 24 October 2026, building a house costs about ₹2,081 a sq ft of built-up area for standard quality: materials, labour and finishing, red bricks and river sand. Basic quality comes to about ₹1,709 and premium ₹3,002; a contractor adds 10% to 20% to that.
| Quality | A sq ft | 1,000 sq ft | Contractor's usual quote a sq ft |
|---|---|---|---|
| Basic | ₹1,709 | ₹17.1 lakh | ₹1,879–₹2,050 |
| Standard | ₹2,081 | ₹20.8 lakh | ₹2,289–₹2,497 |
| Premium | ₹3,002 | ₹30 lakh | ₹3,302–₹3,602 |
Floor wise: G, G+1 and G+2
Each floor adds its own built-up area. For 1,000 sq ft a floor, standard quality:
| House | Built-up area | Cost |
|---|---|---|
| Ground floor (G) | 1,000 sq ft | ₹20.8 lakh |
| G+1 | 2,000 sq ft | ₹41.6 lakh |
| G+2 | 3,000 sq ft | ₹62.4 lakh |
How the cost is worked out
Cost = materials (quantity a sq ft × built-up area × price) + labour + finishing
Example: a G+1 house of 1,000 sq ft a floor (2,000 sq ft), standard quality, red bricks and river sand at Hyderabad's prices on 24 October 2026: materials ₹12.6 lakh, labour ₹11 lakh, finishing ₹18.1 lakh: ₹41,61,232 in all, about ₹2,081 a sq ft.
What a sq ft of house takes
| Material | A sq ft | Hyderabad price |
|---|---|---|
| Cement సిమెంట్ | 0.4 bags | ₹408 a bag |
| Steel (TMT) స్టీల్ | 3.5 kg | ₹61 a kg |
| Sand ఇసుక | 1.15 cft | ₹1,750 a tonne (river), ₹1,250 (M-sand) |
| Aggregate (20 mm) కంకర | 1.2 cft | ₹1,191 a tonne |
| Bricks ఇటుకలు | 9 | ₹11 red, ₹6 fly ash |
| AAC blocks ఏఏసీ బ్లాకులు | 0.9 | ₹87 a block |
These are the rules of thumb estimators use for an RCC-framed house of one or two floors, wastage included. Sand and aggregate are bought by the tonne, so a cubic foot is counted as about 45 kg of sand and 42 kg of aggregate.
Cement bags and steel for a 1,000 sq ft house
About 400 bags of cement and 3,500 kg of steel, with 52.1 tonnes of sand, 51 tonnes of aggregate and 9,000 bricks: ₹6.3 lakh of materials at the prices above. Type your built-up area above for your house.
Good to know
- Not included: the land, the building permission and its fees, the architect's and structural engineer's fees, a compound wall, sump, borewell, electricity and water connections, interiors and modular kitchen. Add them separately.
- Checking a contractor's quote: a contractor building it all (materials and labour) adds about 10% to 20% to the cost for overheads and profit. A quote well above that is worth questioning; one below the cost usually leaves something out, or uses cheaper materials. Compare like with like: ask whether the rate is with or without GST, as a registered contractor may add GST on top.
- A rate a sq ft is for the built-up area: each floor measured to the outer face of its outer walls, the walls included. The carpet area inside the walls is smaller, so the same house costs more a sq ft of carpet.
- Ask for the quote in writing with the brands and grades of cement and steel, the tiles and fittings allowed (₹ a sq ft or a piece), and what "standard" means. Pay in stages as the work is done (foundation, each slab, brickwork, plastering, flooring, finishing), never all in advance.
- The quantities here are averages. A soft soil, a basement, cantilevers, more floors or long spans need more steel and concrete: the structural design's bill of quantities (BOQ) has the real figures.
- Prices are Hyderabad's, as tracked by ap7am. Sand and bricks vary most from town to town, in Telangana and Andhra Pradesh alike: type your dealer's price, and the estimate changes with it.
- The plot's area from its sides is in the land area calculator, and the EMI on a loan to build in the home loan EMI calculator.
