Indicative only: banks also check your credit score (750 or more gets the best rates), how steady your income is, and the property's papers.

How is home loan eligibility calculated?
Banks let all your EMIs together take only a share of your take-home pay, the FOIR (fixed obligations to income ratio): usually 40% to 60%. What your existing EMIs leave of it is the most the new EMI can be:
EMI = income × FOIR − existing EMIs
The loan is what that EMI repays over the tenure: with r the monthly rate (yearly rate ÷ 12 ÷ 100) and n the number of EMIs,
loan = EMI × (1 − (1 + r) −n ) ÷ r
Example: a take-home pay of ₹75,000 a month with no other loans allows EMIs of ₹37,500 at 50%. At 8.5% for 20 years that repays ₹43,21,156. For a ₹50,00,000 home, though, RBI's cap is 80% of the value: the bank lends ₹40,00,000 and you pay ₹10,00,000 down, plus about ₹3,75,000 in stamp duty and registration.
How much home loan can I get on my salary?
On a take-home salary of ₹50,000 a month with no other EMIs, a bank allowing 50% would lend about ₹28.81 lakh at 8.5% over 20 years (₹32.51 lakh over 30 years). The loan on other salaries, with the same rate and FOIR:
| Take-home pay a month | Most EMI (50%) | Loan over 20 years | Loan over 30 years |
|---|---|---|---|
| ₹25,000 | ₹12,500 | ₹14.4 lakh | ₹16.26 lakh |
| ₹30,000 | ₹15,000 | ₹17.28 lakh | ₹19.51 lakh |
| ₹40,000 | ₹20,000 | ₹23.05 lakh | ₹26.01 lakh |
| ₹50,000 | ₹25,000 | ₹28.81 lakh | ₹32.51 lakh |
| ₹60,000 | ₹30,000 | ₹34.57 lakh | ₹39.02 lakh |
| ₹75,000 | ₹37,500 | ₹43.21 lakh | ₹48.77 lakh |
| ₹1,00,000 | ₹50,000 | ₹57.62 lakh | ₹65.03 lakh |

With existing EMIs or a co-applicant
Every rupee of EMI you already pay comes off the new one: with ₹10,000 of other EMIs, the same ₹50,000 pay allows a new EMI of ₹15,000, a loan of about ₹17.28 lakh. A co-applicant's take-home pay (a spouse or parent) adds to yours, and clearing a small car or personal loan frees its EMI for the home loan.
RBI's loan-to-value limits on a home loan
| Loan | Most a bank may lend |
|---|---|
| Up to ₹30 lakh | 90% of the home's value |
| Above ₹30 lakh, up to ₹75 lakh | 80% of the home's value |
| Above ₹75 lakh | 75% of the home's value |
The value leaves out stamp duty and registration (about 7.5% in Andhra Pradesh and Telangana), so those come from your savings along with the down payment: the registration charges calculator has the exact figure.
Good to know
- These figures are indicative. Banks also look at your credit score (750 or more gets the best rates), how steady your job or business is, and the property's papers, and each bank sets its own FOIR.
- A longer tenure raises the loan you can get, but also the interest you pay: compare the totals in the table under the result.
- The loan has to be repaid by retirement, so the later you start, the shorter the tenure and the loan.
Questions
What is FOIR?
The share of your monthly income that goes on fixed payments: all EMIs, including the new home loan. At a FOIR of 50% and a take-home pay of ₹80,000, your EMIs together can be up to ₹40,000.
Does my CIBIL score change how much I can borrow?
Yes, through the rate. A better score gets a lower rate, and the same EMI repays more at it: on ₹50,000 take-home pay, 7.5% instead of 8.5% raises the loan from ₹28.81 lakh to ₹31.03 lakh over 20 years.
Why will the bank not fund the whole price?
RBI caps a home loan at 75% to 90% of the home's value, depending on the loan's size, so the buyer always has a stake in it. The rest is the down payment.
How can I get a bigger loan?
Add a co-applicant's income, close small loans first, choose a longer tenure, or improve your credit score for a lower rate. Borrow what the EMI comfortably allows, not the most a bank offers. The home loan EMI calculator shows the EMI and interest on the loan you choose.
