Hyderabad: Brigade Enterprises Limited has expanded its presence in Hyderabad’s premium residential market with the launch of Brigade Barcelona, a large high-rise housing development in Neopolis, Kokapet, with an estimated revenue potential of more than ₹2,700 crore.
The project is being developed on Plot No. 20, a 4.04-acre parcel in Neopolis Phase III, which Brigade Enterprises Limited acquired in an auction conducted by the Hyderabad Metropolitan Development Authority (HMDA) in December 2025. The company emerged as the successful bidder for the plot at ₹118 crore per acre, translating into a land acquisition cost of about ₹476.72 crore.
The acquisition came during HMDA’s high-profile Neopolis land auctions, which drew strong participation from developers and pushed land values in the Kokapet micro-market beyond ₹100 crore an acre. In the same round, the adjoining four-acre Plot No. 19 fetched ₹131 crore per acre, while Brigade Enterprises Limited secured Plot No. 20 at ₹118 crore per acre.
Less than a year after acquiring the parcel, Brigade Enterprises Limited has moved ahead with Brigade Barcelona on the site, underlining the developer’s continued expansion in Hyderabad’s western growth corridor.
Spread across 4.04 acres, Brigade Barcelona will offer more than 650 premium residences, comprising 3-BHK, 3-BHK-with-study and 4-BHK apartments. The development has an approved built-up area of approximately 2.03 million sq ft.
The residential tower is planned with 52 levels of superstructure, five podium levels and two basements, along with a separate clubhouse. The development will provide 1,202 covered parking spaces.
The apartments are large-format homes, with saleable areas ranging from approximately 2,789 sq ft to 3,765 sq ft, depending on the configuration. The project received planning approval from HMDA on July 27, 2026 and is located on Survey Nos. 239 and 240 at Kokapet in Gandipet mandal of Ranga Reddy district.
Brigade Enterprises Limited has estimated the project’s revenue potential at more than ₹2,700 crore. The launch marks another major investment by the Bengaluru-headquartered developer in Neopolis, where its earlier acquisition at Plot No. 8 is being developed as Brigade Gateway.
The location places Brigade Barcelona within Hyderabad’s western business and technology corridor, with connectivity to the Financial District, Gachibowli and HITEC City. Neopolis and the wider Kokapet belt have emerged as major destinations for premium residential and commercial development, supported by their proximity to Hyderabad’s principal technology and financial employment hubs.
Brigade Enterprises Limited has positioned Brigade Barcelona as a premium residential development with Spanish-inspired architectural elements and amenities including an eco-deck, rooftop skywalk and wellness zones.
The development is scheduled for completion in 2031. With more than 650 large-format homes, a ₹476.72-crore land acquisition and estimated revenue potential exceeding ₹2,700 crore, Brigade Barcelona represents a significant addition to Brigade Enterprises Limited’s Hyderabad residential portfolio.
