Bengaluru-based real estate developer Sumadhura Group plans to invest about ₹17,000 crore by March 2030 as part of an ambitious expansion across residential, commercial and warehousing segments, with Bengaluru, Hyderabad and Chennai forming its key markets.
Under its Vision 2030 strategy, the company plans to launch around 45 million sq ft of projects across these cities. The proposed investment will cover ongoing and new developments as well as land acquisition, marking a significant expansion of Sumadhura Group's real estate portfolio.
Residential development will account for the largest share of the planned pipeline. Sumadhura Group intends to launch about 35 million sq ft of residential projects with an estimated gross development value (GDV) of ₹38,000 crore. The company is also looking to expand its presence in high-growth micro-markets and enter the luxury villa segment.
Alongside housing, Sumadhura Group is increasing its focus on income-generating commercial assets. It plans to develop approximately 4.2 million sq ft of Grade-A office space, which is expected to have the potential to generate around ₹700 crore in annual rental income.
The company has also lined up about 6 million sq ft of warehousing and logistics developments. This portfolio is expected to have the potential to generate approximately ₹225 crore in annual rental income.
“We are transforming into a diversified real estate company by expanding beyond residential projects and building a larger portfolio of commercial and logistics assets that generate rental income,” Sumadhura Group Chairman and Managing Director Madhusudhan G said while outlining the company's growth strategy.
The ₹17,000-crore investment is expected to be financed largely through internal accruals and customer advances, supplemented by debt. Recent published reports, however, differ on the precise amount of additional borrowing envisaged during the expansion period.
Sumadhura Group has completed 56 projects covering approximately 17 million sq ft over the past three decades. It currently has around 11 million sq ft of residential and commercial developments under construction.
The developer has already secured a substantial portion of the land required for its expansion. Madhusudhan G said about 85% of the land needed for the proposed 45-million-sq-ft launch pipeline is already under the company's control.
Sumadhura Group recorded ₹2,075 crore in pre-sales and ₹1,750 crore in collections in FY2026. The developer is targeting approximately ₹3,800 crore in pre-sales in FY2027 as it accelerates launches.
Over the expansion period, the company is targeting around ₹22,000 crore in residential pre-sales and approximately ₹14,000 crore in collections. While projects representing the planned ₹38,000-crore residential GDV are expected to be launched by 2030, completion and sales of some developments could extend into 2031 and 2032.
Beyond its established Bengaluru and Hyderabad operations, Sumadhura Group is evaluating residential opportunities in Chennai and exploring potential projects in Navi Mumbai and Pune as part of its longer-term geographical expansion.
