Hyderabad, August 29, 2026: Land prices in Hyderabad’s IT corridor have set a new benchmark, with a government parcel at Raidurg fetching Rs269 crore per acre in an online auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC). Hyderabad-based Vamsiram Builders emerged as the highest bidder for the 5.38-acre parcel, taking the total transaction value to approximately Rs1,447.22 crore.
The government had put the 5.38-acre parcel in Survey No. 83/1 at Raidurg up for auction with a reserve price of Rs175 crore per acre. Strong competition among real estate developers pushed the final bid to Rs269 crore per acre, about 52.3% above the reserve price.
The latest transaction surpassed a record established just a week earlier. On August 21, TGIIC auctioned Plot P1, measuring 5.25 acres in the same Raidurg corridor, for Rs264 crore per acre. MSN Realty secured that parcel for approximately Rs1,386 crore. The Rs264-crore bid itself represented a 50.9% premium over the Rs175-crore-per-acre reserve price.
Together, the two Raidurg auctions covering 10.63 acres generated Rs2,833.22 crore, with an average realisation of about Rs266.53 crore per acre, according to TGIIC. The agency also said it had already received 25% of the auction value of Plot P1 as the first-stage payment.
The successive auctions mark a sharp rise in land values in Raidurg. A TGIIC auction in May 2026 fetched Rs237 crore per acre, while the corresponding benchmark in October 2025 was Rs177 crore per acre. The price subsequently rose to Rs264 crore per acre on August 21 before reaching the latest record of Rs269 crore per acre on August 28.
Raidurg forms part of Hyderabad’s high-value technology and commercial corridor and is located close to major business districts including Knowledge City and Gachibowli. The latest auctions have attracted strong participation from developers as the Telangana government monetises strategically located land in the area.
The August auctions were conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction adviser to TGIIC for market positioning, investor engagement and competitive price discovery.
Commenting on the latest auction, TGIIC Vice-Chairman and Managing Director K Shashanka said the outcome represented strong investor confidence in Hyderabad and Telangana and reflected Raidurg’s attractiveness as a business and investment destination.
The Rs269-crore-per-acre transaction has therefore established a new benchmark for TGIIC's Raidurg land auctions, exceeding the previous week's Rs264-crore record by Rs5 crore per acre.
