Hyderabad: A 5.25-acre plot in Raidurg was sold for Rs 264 crore per acre on Friday, setting a new record for land prices in the city and generating Rs 1,386 crore for the Telangana Industrial Infrastructure Corporation (TGIIC).
The e-auction of Plot No. P1 in Survey No. 83/1 at Raidurg Panmaktha secured a 50.9% premium over the reserve price of Rs 175 crore per acre. The winning price surpassed TGIIC’s previous record of Rs 237 crore per acre, achieved in May 2026 for a 6.29-acre parcel in the same corridor.
TGIIC conducted the online auction with a deposit requirement of Rs 10 crore for bidders. Real estate firms competed for the multi-use land in Hyderabad’s IT and Knowledge City growth corridor. The site is opposite ITC Kohenur and near Durgam Cheruvu.
The transaction continued a strong run of TGIIC land auctions in Raidurg. In May 2026, a 6.29-acre plot fetched Rs 237 crore per acre, generating nearly Rs 1,491 crore. In June, a 5.09-acre parcel was sold for Rs 204 crore per acre, raising about Rs 1,038 crore. Together, the two transactions generated Rs 2,529 crore at an average price of Rs 222 crore per acre.
Earlier in 2025, land prices in the area had reached Rs 177 crore per acre. Officials have steadily increased reserve prices in response to demand, reflecting investor interest in Grade-A commercial and mixed-use development in Hyderabad’s western corridor.
A second plot measuring 5.38 acres in the same survey number is scheduled for auction on August 28. Pre-auction estimates had suggested that prices could exceed Rs 250 crore per acre and that the two parcels together could generate more than Rs 2,500 crore.
The auctions faced legal challenges in the Telangana High Court and the Supreme Court over claims concerning heritage rock formations, proximity to Durgam Cheruvu, ownership disputes and related issues. The courts declined to stay the auction process, while the Telangana High Court directed that counters be filed and adjourned related matters. The government maintained that the specific plots are outside protected heritage zones and buffer areas.
The transaction highlights sustained demand for prime commercial land in Raidurg, which has emerged as one of Telangana’s highest-value real estate locations through successive government auctions.
